Your Responsibilities will Include: Initiates QIP on every assigned project. During design phase: Conducts design Quality kick-off meeting. Ensures design reviews are completed and signed off at 30 and 100%. Ensures Quality risks and mitigation plans are established/documented. Personally reviews final documents on all assigned projects. Ensures that geotechnical, concrete and envelope reviews are held on all assign projects. Performs geotechnical report review. During construction phase: Conducts construction Quality kick-off meeting. Participates in the selection and evaluation of independent testing agencies to support project construction phase. Develops budgets, administers contracts, and monitors scheduled activities, such as reports, field activities, tests and inspections on all agencies contracted. Distributes test results to appropriate design and Quality team members. Performs testing, when required, on all scheduled activities not covered by the testing agency or subcontractor. Finalizes the remaining Quality risks with well-developed mitigation plans. In conjunction with the Project Manager and Superintendent ensures all precons/preparatory meetings required by the QIP are conducted. Conducts meetings in area of expertise. Ensures that all first work in place (initial) observations are scheduled and conducted. Also monitors progress of all required corrective measures. Performs observations in area of expertise. Ensures in cooperation with Design Project Manager, Construction Project Manager and Superintendent that all site (follow-up) observations are conducted. Performs all assigned QA inspections, prepares reports, documents deficiencies, and monitors progress of all corrective measures. Performs the following QC checks during site visits: verification of materials, compliance with material storage, protection and maintenance requirements (including motors), material installation compliance with documents (foundation systems, slab on ground, structural framing systems, building enclosure systems, interior partitions, interior finishes, mechanical system installation, electrical system installation, and equipment installation. Notifies project team to provide assistance for checks in areas outside of expertise. During the closeout phase: Ensures in cooperation with the Construction Project Manager and Superintendent that Haskell completion conference and subcontractor completion conferences are conducted and documented. Monitors that AE punch lists are created and completed. Performs final QA punch list, documents findings and verifies/documents completion of those items. Conducts/coordinates in conjunction with the Project Director, Design Project Manager and Construction Project Manager a lesson learned meeting. Prepares lessons learned document and distributes to project team and Director of Quality. Produces reports which are concise, thorough, logically structured and well written for each QIP activity for which they are responsible. Distributes reports in a timely manner. Communicates to the Quality Manager or Director of Quality potential inconsistencies, deficiencies, errors, omissions and conditions that expose the company to liability expenses. Defines and documents corrective actions. Communicates and initiates resolution through the Construction Project Manager, Design Project Manager, and Superintendent. Monitors deficiencies to ensure corrective action. Participates in QIP audits with the Quality Manager and/or Director of Quality as requested. Actively engages in the development and creation of Qualigrams and Best Practices. Actively participates in the technical development of the Quality Coordinators and Associates and provides training for the Quality Coordinators and Quality Associates. Performs a minimum of 2 seminars each year to large audience to improve quality and technical knowledge of staff. Attends a minimum of 24 hours each year of professional development (in or out of house) to improve knowledge base. Creates and implements, with supervisor input, a development plan to become recognized as an SME (Subject Matter Expert) in additional areas within the company in a specific area of interest related to the quality of work. Prepares monthly summary of all assigned QIP's, notes trends and participates in Monthly delivery group QIP meetings. Participates in QIP audits with the Quality Manager and Director of Quality as requested. Education & Years of Experience: High school diploma or equivalent with 12 years of relevant experience or a Bachelor’s degree with 8 years of experience-Bachelor’s from an accredited university in architecture, engineering, construction management or other degree related to the AEC profession. Realiza todas las inspecciones de Aseguramiento de la Calidad (QA) asignadas, prepara informes, documenta las deficiencias y monitorea el progreso de todas las medidas correctivas. h. Realiza las siguientes verificaciones de control de calidad (QC) durante las visitas a la obra: verificación de materiales; cumplimiento de los requisitos de almacenamiento, protección y mantenimiento de materiales (incluyendo motores); y cumplimiento de la instalación de materiales con respecto a la documentación del proyecto (sistemas de cimentación, losas sobre el terreno, sistemas de estructura, sistemas de envolvente del edificio, tabiquería interior, acabados interiores, instalación de sistemas mecánicos, instalación de sistemas eléctricos e instalación de equipos). Notifica al equipo del proyecto para solicitar asistencia en las verificaciones de áreas que queden fuera de su ámbito de especialización. 5. Durante la fase de cierre del proyecto: a. Asegura, en colaboración con el Gerente de Proyectos de Construcción y el Superintendente, que se lleven a cabo y se documenten las conferencias de finalización de Haskell y las conferencias de finalización con los subcontratistas. b. Supervisa que se generen y se completen las listas de pendientes (punch lists) elaboradas por el equipo de Arquitectura e Ingeniería (AE). c. Realiza la lista de pendientes final de aseguramiento de calidad (QA), documenta los hallazgos y verifica/documenta la finalización de dichos elementos. d. Dirige/coordina, conjuntamente con el Director del Proyecto, el Gerente de Proyectos de Diseño y el Gerente de Proyectos de Construcción, una reunión de lecciones aprendidas. Prepara el documento de lecciones aprendidas y lo distribuye al equipo del proyecto y al Director de Calidad. 6. Elabora informes concisos, exhaustivos, lógicamente estructurados y bien redactados para cada actividad del Plan de Calidad del Proyecto (QIP) de la cual es responsable. Distribuye los informes de manera oportuna. 7. Comunica al Gerente de Calidad o al Director de Calidad las posibles inconsistencias, deficiencias, errores, omisiones y condiciones que expongan a la empresa a gastos por responsabilidad civil. Define y documenta las acciones correctivas. Comunica e inicia el proceso de resolución a través del Gerente de Proyectos de Construcción, el Gerente de Proyectos de Diseño y el Superintendente. Participa en las auditorías del QIP junto con el Gerente de Calidad y/o el Director de Calidad, según se le solicite. 9. Participa activamente en el desarrollo y la creación de "Qualigrams" y de las Mejores Prácticas. 10. Participa activamente en el desarrollo técnico de los Coordinadores y Asociados de Calidad, y proporciona capacitación a los Coordinadores y Asociados de Calidad. 11. Imparte un mínimo de 2 seminarios al año ante una audiencia numerosa, con el fin de mejorar la calidad y los conocimientos técnicos del personal. 12. Asiste a un mínimo de 24 horas anuales de desarrollo profesional (interno o externo) para ampliar su base de conocimientos. 13. Crea e implementa, con la orientación de su supervisor, un plan de desarrollo para ser reconocido como SME (Experto en la Materia) en áreas adicionales dentro de la empresa, específicamente en un área de interés relacionada con la calidad del trabajo. 14. Établit la liste finale des réserves au titre de l'Assurance Qualité (QA), documente les constats effectués et vérifie/documente la levée de ces réserves. d. Mène ou coordonne, conjointement avec le Directeur de projet, le Chef de projet Conception et le Chef de projet Construction, une réunion de bilan des « leçons apprises ». Élabore le document récapitulatif des leçons apprises et le diffuse à l'équipe projet ainsi qu'au Directeur Qualité. 6. This person will be responsible for reviewing transactional activities from weekly unposted reports, creating and posting Asset Masters, and reconciling the fixed assets subledger to the general ledger monthly. This entails reviewing AP Vouchers in Nexus, creating and updating purchase orders, and generating depreciation schedules along with month-end reports. Furthermore, it involves running disposal programs, performing ad-hoc reporting and analysis, supporting various internal departments with information requests, and reviewing ASC 805 asset acquisitions. What You’ll Be Doing: • Review transactional related activity from the weekly unposted report (Property Acquisitions, Impairments, Property Disposals, CIP Transfers, etc.). Create and post Asset Masters for lease and non-lease related assets. Reconcile the fixed assets subledger to the general ledger monthly. • Review capital asset transactions within Nexus to ensure proper capitalization in accordance with Generally Accepted Accounting Principles (GAAP) and company policy. Create and upload purchase orders (POs) for deal-related costs and update existing POs as needed. • Generate and document depreciation schedules and compute depreciation for all lease and non-lease related assets and prepare month-end depreciation reports (ledger integrity, and SOX control reports). Support the month-end close process, including preparing journal entries related to fixed assets and updating the Fixed Asset Subledger (FASL) for lease terminations. • Run disposal program for non-lease related assets (moveouts, property disposition, property demolition, and write-off from natural disasters, etc.) and validate disposal report accordingly. • Perform additional ad-hoc reporting (monthly/quarterly capital expenditures, fix asset roll-forwards, quarterly and annual footnotes and supplemental reporting, etc.) and analysis related to Accounting & Reporting such as fixed asset impairment analyses and property demolition calculations. • Support internal (Tax, Development Accounting, Joint Ventures, Operations, and Financial Services) with information requests related to Fixed Assets. • Review ASC 805 asset acquisitions. The Wounded Warrior Project (WWP) Bequests Manager leads the Bequests Team within the broader Legal Team for WWP and is responsible for the oversight of staff and administration of bequest matters for WWP. Oversee and manage the maintenance of bequest case files and correspondence records. Ensure all necessary information, materials, reports, and other documents are complete and accurate, and that bequest records are properly collected and maintained. Draft, review, and revise correspondence and other documents related to bequest files. Perform research on bequest and planned-giving topics in collaboration with internal teams. Prepare and present bequest training and education topics related to continuing education and development of Bequests Team members. Analyze complex bequest-related issues and provide guidance on strategy for bequests-related matters. Review financial documents and claim forms for beneficiary designations, and coordinate with Finance/Accounting and financial institutions to facilitate liquidations and distributions. Coordinate with internal teams and external audit examiners to share supporting documentation with examiners. Identify and create substantive reporting to share key metrics and data points with partners in the legal department, Resource Development and Finance/Accounting. Actively participate in the annual budgeting process as it relates to bequests-related expenses for the team and contribute to broader discussions regarding bequest revenue projections.
